This is a set of written notes about housing: how a local market behaves, what moves prices in it, what actually happens during a purchase or a sale, and how one particular island came to be built the way it is. The pages can be read in order or dipped into. Each one opens with the single question it answers. A housing market is not much like the markets most explanations borrow their language from. It is thin, slow, and made of goods that are never identical. Prices in it are not observed continuously; they are inferred from a handful of transactions between particular people about particular buildings. Supply cannot respond quickly, because building requires land, permission and years. Most of what is being paid for is not the structure at all but access — to work, to a train, to a school, to a coast — and that access is produced by everybody else's decisions rather than by the owner's. Those facts explain most of what seems strange about housing: why a quiet market and a falling market look identical for months, why one unusual sale can re-anchor a whole street, why national commentary is nearly useless at the level of a decision, and why the useful unit of analysis is a few adjacent neighbourhoods rather than a county or a country. The pattern below describes ordinary seasonal behaviour, not any particular year. *The seasonal rhythm of a residential market* | Part of the year | What usually happens | |---|---| | Late winter | Listings begin to build. Early buyers face little competition but also little choice. | | Spring | Both stock and buyers peak.
